“In a buyer’s market, sellers need to dress their homes for success before putting them on the market,” said Louis Cammarosano, General Manager at HomeGain. “The HomeGain results show that do-it-yourself home improvements like cleaning and de-cluttering and lightening and brightening your home are cost effective ways of increasing your chances of selling faster and closing closer to the asking price than homes rushed to the market with no improvements.”
According to HomeGain, the home improvements with the highest price increases to a home’s resale value continue to be Updating the Kitchen and Bathroom ($3,255 price increase), followed by Repairing Electrical & Plumbing ($3,175 price increase) and Painting the Exterior of the Home ($2,176 price increase).
The following HomeGain chart shows you the cost of each of the top 10 "Do It Yourself" home improvements as well as the increase in selling price you should realize, your return on investment and the percentage of realtors recommending it.
You will notice that staging represents a 196% return on investment for home sellers and that’s if the seller does it himself. 76% of realtors recommend it. There is no doubt that it’s still a buyer’s market. If you want to sell your home quickly and for top dollar, making these home improvements is necessary. It’s critical that your multiple listing photos represent your home favorably since 93% of home buyers look for their home on the Internet before even contacting a realtor!
